You could search the internet for apartment rental in Kiev, and book a good one there.
Alternatively
Just outside the old part of the railway station there are a number of women who work as rental agents, and you can recognise them as they carry folders with photos of the apartments.
If you go into the new part of the railway station there is an apartment rental office on the second floor
Advice is try and find an apartment close to besserabskaya as you have a really good supermarket there under the Mandarin Plaza.
Also there is a good cafe on the corner called the Puzhata hata ( fat bellied peasant ) where you can get a really good meal for little money.
You could try around Maiden neznelanosti ( Independence square ) but apartments there tend to be expensive, and also sofiskaya.
If you do find an apartment away from the centre then do make sure it is close to a metro station.
Enjoy Kiev its a fantastic beautiful city

Of course booking an apartment in advance by Internet will be much more convenient for you, I think. You are more likely to arrive in Borispol airport, so I don’t think you’d be happy to go to the railway station and talk to women/agents, especially if you don’t speak Ukrainian or Russian.
You’ll get better results if you search via Google, here’s for example a link, which looks OK
The approximate rates are about $100-120 per night for the flat, if the price is lower the conditions wouldn’t be satisfying, I’m afraid. Nice locations are also Volodymirska str, B.Khmelnytskoho, the area of Tolstoy Metro station, etc.
Good luck and have a nice stay!
